Easy access to the New York Waterway ferry, the standard option for getting to New York City, makes for a quick and enjoyable commute to Manhattan from West New York. Add to that the NJ Transit PATH trains and express bus service into Port Authority, not to mention the area's many private jitneys, and waterfront cities like West New York have become bastions for renters in northeast New Jersey.

"West New York embodies everything that made places like Hoboken so attractive before the pandemic," says NRIA's Stabile. "It's a great commuter town. We took the city and state's decision to promote light rail in the region and ran with it. We are constructing a two-tower, 14-story residential rental community within walking distance of the Hudson-Bergen rail station."

Construction on the West New York development that Stabile speaks of, NRIA's two sister towers, The Grand, at 51st Street, and The Metro, at 52nd Street, began this past summer.

Each tower will offer 156 residential rental units. Both will include a host of amenities, from a rooftop deck with seating areas and barbecue grills to a gym, 24-hour grab-and-go convenience store, and "work at home" shared office spaces with high-speed printers.

For those who do have a car, a new 495-space parking garage will connect the two towers. A collaborative effort between NRIA and West New York, the garage will be available to both the rental communities' residents and the public at large.

In addition, NRIA is constructing The Station in West New York, a luxury residential complex at 4901 Bergenline Ave., which will include a host of luxury amenities for residents, and a parking garage with automated hydraulic technology that parks cars without their driver inside.

But NRIA isn't the only real estate developer to view West New York as the next great NYC commuter town. The communities' unique subculture, proximity to Manhattan, and affordability are attracting builders up and down the East Coast to the waterfront community. And renters and buyers are following fast.
